This is the best B&B we've ever stayed in. The room was spotless and very spacious and the beds were extremely comfortable. It is a 5-10 minute walk into the centre of Keswick so it's ideally located. First visit to the Lakes stayed with friends loved staying in the B&B, Diane is a very kind and helpful owner nothing was to much trouble for her even went out for tinned tomatoes for us as she served fresh ones. We first came to Hawcliffe House in about 2006 and have been back to stay several times every year since. Absolutely lovely little BnB. Gorgeous breakfast. Very clean hotel. Short walk into the centre of keswick and a great stay for being able to set off and walk the hills in keswick. We have been coming here for years and it never disappoints. It is spotlessly clean, with great breakfasts and a very friendly hostess in Diane. The room we have is at the front a very spacious. It is reasonably priced and convenient for the town, really recommended!

Just getting back from hawcliffe house. Diane did her guest house proud.absolutely spotless. Breakfasts were great, hospitality was first class. Would recommend it to everyone.five minute walk into the town center

We had a four night stay at Hawcliffe House and really appreciated the peaceful, relaxing atmosphere. Diane was friendly and welcoming in a non intrusive way which was much appreciated. Just got back from a week at the famous Keswick Convention and 7 nights at Hawcliffe House. We had a back room, standard double, recently refurbished to a very high standard.
