We have been coming here for years and it never disappoints. It is spotlessly clean, with great breakfasts and a very friendly hostess in Diane. The room we have is at the front a very spacious. It is reasonably priced and convenient for the town, really recommended!

After a spur of the moment decision to dive down to Keswick for a weekend away I found Hawcliffe House had a spare double room available so I quickly booked it up. Our room was absolutely lovely. Just getting back from hawcliffe house. Diane did her guest house proud.absolutely spotless. Breakfasts were great, hospitality was first class. Would recommend it to everyone.five minute walk into the town center

We had a four night stay at Hawcliffe House and really appreciated the peaceful, relaxing atmosphere. Diane was friendly and welcoming in a non intrusive way which was much appreciated. Just got back from a week at the famous Keswick Convention and 7 nights at Hawcliffe House. We had a back room, standard double, recently refurbished to a very high standard. We spent four nights at Hawcliffe House and were very satisfied with our accommodation. We stayed in Room 4 and appreciated the extra space the room afforded and the view out onto the street. We stayed at Diane's B&B for 3 nights and had a great time. Everything was so thoughtful and very clean. The breakfast was tasty and the house very close to the river and the town centre. I would say, it's the perfect guesthouse in the area.

We have been coming to Hawcliffe House for over 10-years and can honestly say that it is the best Bed & Breakfast in the Lake District. Diane and Ian are the perfect hosts and the accommodation is always spotlessly clean. Just got back from a weekend at Hawcliffe House. The host Diane was very welcoming. I was in a double ensuite room with a fantastic view out to Lattrigg.
