We stayed for one night - to Holme Lea's credit they were the only B&B who would let us stay for just one night over Valentine's weekend. The place is spotlessly clean, the rooms are warm and comfy. Breakfast is a bit basic but nice. Value for money.

We stayed for 2 nights over bank holiday, we found it to be great value. Location is right in the centre of Ambleside, with Lucy's on a plate a few metres away and the royal oak at the top of the street. Parking wasn't a problem with the suggestions from Pam. We stayed in Room 5, a large family room with a partition that gives an element of privacy for when the little ones go to sleep and the adults don't want to. We had a very lovely stay on Saturday 14th June for the Great North Swim. Pam was very helpful and her suggestions about parking were fantastic, the room (I think Number 5) was perfect and the shower was AMAZING! Breakfast was scrummy and we liked it so much we've already booked for next year! Thanks Pam :-)

From the moment Pam greeted us at the door this was a wonderful break and thoroughly enjoyed by all of us. The guest house is spotless. I stayed for 2 nights in a very comfortable room. Pam was there to greet me, and was very helpful and friendly. I really enjoyed this for a quick stay, and loved the breakfast particularly. Nothing greasy and every element of it was quality - particularly the bacon. Three of us spent 2 nights in the family room on the second floor. The room was spotless and a new en-suite provided good showering/toilet facilities. The beds were clean and comfortable.
