I got the impression that this property had been recently refurbished as the bathroom looked fairly new. Some snagging required in this first floor room : 1) saloon type doors on bathroom need a magnetic catch to keep closed 2) to avoid frustrating male visitors sort out the toilet seat which won't stay up!
Breakfast was "8:30", not from but at 8:30. I haven't experienced this before in small properties. Small dining room with limited buffet choices.
Great location in the pretty old city with a short walk to Gunwharf Quays and the seafront.
OK for one night but I wouldn't stay longer.

I booked myself and my fella for a romantic valentine weekend break close to the historical dockyard, Spinakker Tower and outlet shopping. This is a beautiful regenerated part of Portsmouth and well worth a visit.

The B&B was perfectly located and the owner provides residential parking permit - which is extremely useful. An approximate 10/15 minute walk gets you to Gun Wharf Quays.

There was no WiFi - and whilst we aren't away to spend time on laptops - my partner was unable Skype his children

The room was spacious and very light. It was however a little tired. The matress topper slips a little and gives unecessary extra warmth. The bedding was a little tired as were the once white towels. Having said that - it was clean and very warm (we had top open a window and turn off the heating).

Unfortunately the hot water had broken - which the owner only found out from guests the next morning. (since she lives off site)

A cold shower isn't too condusive to a romantic weekend away and neither of us fancied a second cold shower on morning we departed. Whilst these things can't be helped when I asked about compensation for the shortcoming I was disapointed to be refused.

Just spent 2 nights at 35 Broad Street. The rooms are very comfortable and homely, but the breakfast and service lets it down. Breakfast is served during a very short window - 8.30-9am, but on both mornings, the staff had only just arrived at 8.30am. The tables weren't not laid on the second morning, juice was refilled as we were leaving, white toast was brought instead of brown, there was no marmalade left, and people weren't served together and there was a long wait. As there are only 4 rooms (8 people) for breakfast, I wonder how they would cope if there were larger numbers! You expect a good breakfast when paying £85 per night but sadly, despite it being a fantastic location, was let down by it and the service.

Please take heed of the reviews before considering staying in this B&B. All is not what it seems. The website makes a point of saying that the owner welcomes you to her establishment. That would be the invisible owner who does not give receipts for the cash payments required for the second night of a stay in this overblown B&B. I suggest you insist on a receipt to avoid disputes.
I was telephoned by the owner 3 hours after my arrival to say that I had not handed the correct amount of cash over to the cleaner who met me at the premises. I find it frankly astonishing that this call was made so soon during what was to be a 48hour stay. I knew exactly how much I had in my wallet and both my wife and I were absolutely sure that the agreed amount had been handed over and declined to pay any further amounts. There are far better places to stay within the same area. Choose wisely.

We booked the £98 a night for three nights, we had the purple room which has been damaged.

Firstly the good points:

• This B&B is located in the middle of Gunwharf Quays and Southsea which made it one of a kind as other accommodation around the area is near one or the other.
• Shower is powerful, even though the temperature varied.
• Incredibly clean, comfortable room albeit it very warm. However seeing as the temperature has dropped this weekend the warm room was welcome.

Bad points:
• Four rooms which aren't sound proof, woken at 6.30am every morning by other guests. Can even hear them plugging in electricals.
• Owner is rude, she didn't even say thank you it bye to us when we left.
• First two nights were with three couples filling the other rooms. Was the same on our last night - mostly used for parties. We felt awkward.
• Our first breakfast was horrific, time window of only 8.30-9.00. All four couples - 8 people turned up for breakfast at 8.30. Lesley-Anne was panicking saying they weren't used to having all guests down at the same time, hence why they "stagger the times". I'm not sure how giving guests a tiny 30 minute window enables the times to be staggered?!
• My full english consisted of 5 slices of a mushroom (yes seriously), horrible poached egg, frozen sausage which had been reheated and now hard, tomato, and one slice of bacon which was full of fat. It was embarrassing. How can they offer that as an English breakfast? Toast was cold when it eventually came out (toaster had broken - but it was a tripped switch). Then I noticed at the bottom that additional extras could be requested such as beans and hash browns, it isn't clear and the other tables went without too as they hadn't noticed this.
• Boyfriend had MOULDY fruit salad! They picked this up from the table and didn't even say anything, in fact it made a reappearance the next morning. How revolting.
• Second morning, my boyfriend forced me to eat here as I wanted to go to Gunwharf for a decent breakfast. We waited to go down, seeing as she couldn't cope the previous morning... She had the cheek to bang on our door at 8.47 saying last breakfast!! Unbelievable. When my boyfriend opened the door she asked what we wanted, so I said I wasn't sure and had to look at the menu (didn't want the same rubbish as the previous day). Went downstairs, didn't give us the menu had to ask. Just very off with us. I asked for menu, lady with brown hair who assists Lesley-Anne asked what I wanted, told her and she ran off. Didn't even ask my boyfriend!! I went to the kitchen and asked them to add my boyfriends order and they found that so hard to understand. They are so rude, my poached eggs were horrible and the brown toast consisted of two ends of the loaf! YUK. I didn't eat it and the woman had the cheek to say 'Ahh can't handle it this morning'. Erm no, it's horrific and it was your other guests having gatherings drinking in the lounge, not us.
• Third morning we ate at Gunwharf - worth the extra money. She won't take kindly to being told you won't be going in the morning though, we had the silent treatment.
• One bath towel and a smaller hair towel. Why not two larger bath towels? There's two of us.
• Rock hard bed, springs move when you move. Really noisy and uncomfortable.

We also felt ripped off. She has a trip advisor recommended sticker in her window, how has she managed to get this?!

Spice Island is a great place to use as a base for exploring Old Portsmouth, the Historic Dockyard, Gunwharf Quays and Southsea, and this B&B is right in the middle, within walking distance of all attractions. We managed to get a room at short notice, at reasonable cost.

We were able to check in early and were given a free parking permit, a real bonus because parking in Portsmouth is horrendously expensive. We left the car in a bay all day and explored on foot, with no charge.

We had a pleasant welcome but upon entering our room, were advised that there had been a water leak recently and that this was being dried out. An industrial dehumidifier was wheeled out, and a painting hung to cover the blistered paint. It would have been nice to have been told about this BEFORE booking, although it didn't really affect us.

However, the dehumidifier made the room unbearably hot, and given the proximity of the window to the city centre street, we did not feel happy leaving it open to cool things down. When we returned later in the afternoon, the room was almost unbearable. It was then that we discovered that only one of the sash windows operated, the others inexplicably painted shut. Consequently, the temperature remained too high overnight and into the morning.

Ordinarily in a B&B, you'd ask your host for a fan, but what was odd about this place was that there was nobody to ask. The person who checked us in gave us keys in the morning and then left us. It was only upon checking the website later that we noticed the offer of 24 hour assistance, but at 11 at night, in a very hot room, we just didn't have the energy and felt bad about calling so late.

As a result, we felt that this was more of a boarding house than a B&B, although breakfast was served downstairs by two hosts. The food was good, the eating area pleasant, but the window of between 0830 and 0915 was way too short, and we felt rushed. Check out at 10 seemed early too.

The room itself was generally quite clean, but the heat had melted the cakes, chocolates and biscuits left out for us. Detail was a bit disappointing, with dirt and dust in some obvious places.

The heat meant we had to keep the window open all night and so we were disturbed by the street noise regularly. It wouldn't be too much to think we might have needed a fan when we checked in? When we left, nobody asked how our stay was either.

In summary, the boarding house feel made our stay feel a little odd, and attention to detail was lacking. We have stayed at Fortitude Cottage, a few doors down in the past and would prefer to go back there in the future.

Fussy bedroom with far too many cushions and frills that are not required (holes in the throw and runner). Cheap, flat pillows and a very uncomfortable old style sprung mattress. Towels that are so rough they exfoliate your skin and have a very bad 'cigarette' smell. No iPod dock as advertised and stale biscuits in the cookie jar.This is a 'supposed' Boutique B & B but seems more like a cheapskate money making machine. CASH (?) only accepted even though this is not advised when booking. Even on check in you are asked to fill a form and circle how you are settling your bill. (credit card we circled) and then got told only cash/cheque (who carries a cheque book these days????). The breakfast is very disappointing, (we were) served by a lovely lady, Marie, who was very quick with the orders. Cheap ingredients (ketchup NOT Heinz), basically all pre cooked other than the bacon and egg (poached and fried, both were hard yolks!). £88/room is not cheap for a room and the location is perfect (and feels a tad like you are being ripped off for the location) but the attention to detail and customer service leave a lot to be desired. The owner does not even live on site, so goodness knows what she would do if you had an emergency. All said, my hard earned cash will be spent now be spent at G Boutique Hotel by Canoe Lake who know how to treat their customers and give them value for money. Sorry, but this book is nothing like its cover.

We had 3 days at this inn and were very pleased with the service and the accommodations. The host also prepared wonderful breakfasts for the guests to order. We had our choice of several breakfasts, including vegetarian, and there was also fruit available.

We came to Portsmouth for a one-night pre-cruise visit to see the Historic Naval Dockyard. We could not have been more pleased with our stay. Especially our host's willingness to let us drop our luggage early in the common area and leave it late.

The room was lovely, and breakfast was filling. Couple of pubs down the street within easy walking distance to eat dinner on the water and watch the ships go in an out of the harbor.

Would stay again -- for longer... The Dockyard was bigger and better than we expected and there were more sights in portsmouth to see that we didn't get to.

Stayed here for a mini-break in Portsmouth last month and would definitely consider it again when we come back. Pleasant host, pretty room with good amenities and very good breakfast choice for a B&B. Attractive location in historic part of Portsmouth.
