Clean, comfortable, friendly staff and very good breakfast including non cooked. I arrived on a Saturday night and the hotel was very busy with a function but the staff still found time to make sure I was OK and if I needed a meal etc. Yes it was noisy but this stopped at midnight and the owner came and spoke... This is little more than a scruffy pub with rooms above. We stayed on a Saturday night when they had a function on so were kept awake until the early hours by extremely loud music, loud conversations and a door constantly slamming. Three nights stay last week were extremely good To address a few previous problems...the hotel has just been through some renovation hence the scaffolding,which is nearly all gone now. We stayed for 3 nights and have stayed a couple of times previously. The rooms are clean and adequate with tea/coffee, bottled water and have free wi-fi. Breakfast is nice with a good choice. Only negative comment is the noise from the pub! On the Friday and Saturday night the music was loud until 12.30am. I'm not a Party pooper... More

Sadly we could stay only one night because of commitments,but from the moment we checked in till we left the service was outstanding Our room was excellent with a fabulous view of the English channel and with complementary toiletries in the bathroom everything was geared towards making your stay as comfortable as possible.the bar was excellent with a great restaurant... First impression wasn't good at all. Totally covered in scaffolding, the guest entrance was locked, when we managed to actually get in, there was a huge noisy party in progress. We stayed June 2015 our room was clean and nicely decorated and had a comfortable bed. We had a sea view and the town centre was only just down the road. The staff were very friendly and the breakfast was a nice traditional English with other options available. Would recommend if staying in Seaford

Stayed one night for a family occasion. This is a pub with rooms above, on the main road from Seaford to Newhaven. Our twin bed room was clean and attractively decorated and furnished, plenty of room, double-aspect with seaviews over the local rooftops. Nice clean modern ensuite. Pub appears to have live music occasionally, but no noise problem the night... More

We spent a couple of nights in what is an unassuming pub b & b. That said we were perfectly happy with the room and breakfast at a tariff ( recently raised ) below which you could normally expect for other seaside locations in this area. I picked this hotel because it was close to Newhaven and was reasonably priced. It's a pub with rooms, we checked in at the bar in the afternoon.
