Relaxation, peace and quality service. The rooms are incredibly cosy with elegant decoration and soo much charm and class it feels perfect. Your met and greeted by a warm and helpful smile with a very helpful chat about what there is to do and see, where to eat and how to get about. It is a pleasure and a joy... more

This was one of several hotels my Mom and I stayed in during our trip to the UK this month. Beautiful setting, great breakfasts and lively hosts. Tracey Ann and Leslie are like your college friends - personable, happy to see you and eager to please. more

Not travelling to Hastings that much on business, my colleague and I were very pleasantly suprised to find such a great hotel. This is a hotel that I have and would reccomned to both colleagues and friend. The owners Tracey-Anne and Lesley were the perfect hosts for what was a too short a stay. The rooms are spacious and comfortable... more

Black Rock House has the wow factor the moment you step inside; the house has been lovingly restored, tastefully decorated and Tracey-Ann and Lesley maintain a very warm and welcoming atmosphere. An ideal place for anyone who loves to enjoy a delicious breakfast at the beginning of the day and at the end of the day to slip into soft... more

that is exactly what you will get at the Black Rock Guest House, the best bed and breakfast. The whole house has a seaside feel to it painted throughout in soft blues and grey and cream. we stayed in the Turret Room and the bed was a dream, soft duvet and pillows in crisp white cotton covers that you quite... more

I've been visiting family in Hastings for 40 years with fond childhood memories but being under no illusions as to Hastings as a destination, and Lesley and Tracey Ann have turned it around. Am now wondering if we can sneak off to Hastings without telling the family... I completely loved Black Rock. Inspirational - now want to buy a house... more

I agree with everyone, what a fantastic guest house. The warm welcome, the spotless rooms, the beautiful chic contemporary decor, the fabulous breakfast - I cannot fault anything. The hosts are helpful and have done a great job of creating a warm, relaxing atmosphere. The only problem is the location of the guest house, it is far from the old... more

My wife booked this B&B as a surprise getaway. She was obviously concerned that it might not be ‘of a standard’ but her worries were unfounded. From the moment we entered the house and were greeted (with the offer of a glass of wine) we knew this was somewhere where attention to detail is important. The hosts appear to intuitively... more

The Black Rock Guest House in Hastings is a bit of a surprise really - Hastings is a quirky English seaside town, and this small oasis of calm luxury is quite a find. The house is a beautifully restored tall and narrow Victorian, and the room we stayed in (the Turret Room) was beautifully decorated with the largest bathroom/dressing area... more

Tracey Ann and Lesley have created a perfect oasis of luxury at the Black Rock House. Their attention to detail in the fixtures and fittings is obvious from the moment you step in the door. Their hospitality is second to none with suggestions for trips, help with taxis, restaurant suggestions/bookings and lovely breakfasts cooked to perfection. This was our first... more
