Stayed here on 5th and 6th September, having stupidly booked without checking Tripadvisor first. Walking through the front door, it's always a bad sign when someone says "Good Luck" to you for your stay. Staff were very welcoming, however we walked up the wonky threadbare steps to the room and understood exactly what fellow reviewers have already written about. Floor... More

Cheerful staff. A very friendly welcome when I arrived, water offered and my bags taken up to my top-floor room. Good location and view from the window. The breakfast was inedible. Seriously. The baked beans tasted of vinegar. I had to leave it the first day and I didn't bother again after that. My room was very small yet a... More

well as the saying goes you pays your money,,,actually i have paid twice, once at the hotel and once through the booking agency, so have had to come home and sort it all out with my credit card company. I was looking for somewhere cheap and if the staff hadnt been so nice would have gone back to London-the place... More

went to Brighton without booking a room so after 2 hours of searching we found this place - really wished we had carried on looking! room very very basic and dirty. toilet was badly stained, the shower had mould around the base and so cold and damp feeling. went for a walk and came back ready for a good night... My partner and I usually stay at 4 and 5 star hotels, we decided to try a B&B for a change and it cost a third of the price. Often in the fancier hotels we stay they charge for wifi and breakfast. Both of these were included in our stay! Location was amazing...I could see the Brighton Pier from our... More

Great Location just a few metres from the beach and city center. Excellent friendly staff. Very accommodating. Carpet in hallway and staircases good be replaced. Rooms are fine. Comfortable but could do with a paint. No Wifi in the Room only in Public areas. Guesthouse is fine for 1 or 2 night stay

It looked nice from the outside being a large Victorian property, and is close to the seafront, but inside it was a different matter. Very run-down inside, e.g. old threadbare carpets held together with sticky tape in places. I had a very small room in which very little worked (e.g. light, radiator, TV). No easy chair, or telephone to reception.... More

Truely a dismal place to stay. The stairways stink. The rooms are dilapidated, light fittings hanging off, nasty stains on the carpet, broken shower and missing pillow cases. The reception staff when we arrived could bearly be bothered to speak to us, let alone tell anything as important as when and where the breakfast we paid for was. The doors... More
