Bad points: - The hotel is dirty and run down - Nothing worked in the hotel room (TV, kettle etc) - Bathroom in hotel room was filthy - Narrow single bed, thin duvet, one pillow in hotel room - uncomfortable - No double glazing, broken glass in window in hotel room - Hotel room was tiny and awful inside -... Stayed here for a weekend with my boyfriend. After reading the reviews I was dreading getting there but was pleasantly surprised. Lovely workers, clean hotel room was great yeah a bit small but done the job these bad reviews must be from really snobby people..!!

I booked this hotel in a rush the night before travelling to Brighton. Then I read the reviews.................. and dread set in. We paid virtually the same as to stay at a hostel but this was a double room with a private bathroom and cooked breakfast the next day. with EXTREMELY low expectations we asked to see the room before... Visited this hotel at the end of October for our nine year anniversary and was absolutely disgusted. Words cannot describe the state of our hotel room. The carpet was stained, Windows were broken, bird excrement piled up outside the window so high that it was actually inside tok, on the window sill. Pillows that we so thin that despite folding... Stayed for 1 night with my partner on Saturday 1st November. Nice enough for 1 night but I wouldn't stay here any longer. No toilet roll in the bathroom, the bedroom wouldn't excite anyone too much, windows were banging all night in the wind which disturbed our sleep. Wet room in the middle of the room. We didn't have breakfast... More

It was my second time at this hotel, this place is great, very close to the Pier, the staff is lovely, the boss very welcoming and breakfast is good! The room was clean and renovated! I will go back there for sure!

Against other bad reviews we decided to book as there were no other available places all fully booked. Where to start omg placed in 'family room' the decor was non existent plain off white except the places where the damp had been painted over, there were 3 beds all in plain white clean yet terribly ironed linen there were 5... Not to bad if you just need a room for the night. Stayed here for a hen weekend so it fitted it's purpose. Mould in the bathroom and pealing wallpaper but bed was comfy and perfect location, close to bars and sea front. Breakfast again was nothing special but nothing to bad to complain about, pint glass for juice was... More

Location of guest house is excellent, minutes from the sea front, pier and big wheel, sea world. Regular bus service runs from the main road at the bottom of the street. Plenty of bars and eateries well within walking distance. Read reviews before we went and i was dreading it, but was happy to find that all the staff were... More

I stayed here for a night after visiting friends. I know the area well as I lived in Brighton for a few years. It's a basic b&b - so don't expect luxury, but i didn't think it was the 'dump' people were making it out to be! It's an old building, full of character which means yes you get creaky... More
