Great guesthouse with fab location only few minutes to the beach and interesting kemp town , fifteen minutes to Central Brighton! Warm welcome from owners son and excellent service carried on in this manner. Large room with very comfy beds . Could have done with wifi in rooms but a minor detail Great value would stay again thanks .

It took ten minutes to get an answer to the doorbesl,and the telephone went to answer phone.When we gained access ,the apology and welcome were spaced to say the least!
