Very pleasant hotel about 300m East of the pier. Some very nice cafes/restaurants within 100m and the Royal Pavilion a 5min walk. Good breakfast and lovely staff. Downsides were poor wifi, older property so squeaky floors. As some rooms not ensuite some noise with guests in/out rooms to use facilities. I would stay again but would check other hotels first.

Booked a triple room, ( two adults, one kid) for one night on easter bank holiday weekend. Room was good size and plenty of room for three of us as these family rooms are often a double with a single bed wedged in the corner, this wasn't! Comfy bed, clean room and good value . Stayed as a couple for an extended weekend to convalesce . Also experienced the smell of cigarettes on entering the building despite no evidence of anyone actually smoking inside. The photographs are incredibly flattering! This is a 2* B&B nothing more. In name this is a hotel. But the reception is never staffed, and the door is closed. You need to ring a bell, tell that you are a guest, and wait till someone comes over from another hotel on the same street to help you.
