This is a true gem of place - wonderful accommodation (all rooms are beautifully decorated and themed), brilliant location in Kemp Town, resident parking permits available at far cheaper cost than normal exorbitant Brighton parking rates, excellent cooked breakfast and the most friendly and helpful hosts Phil and Ken you could ever wish to meet. We stayed for our anniversary... More

We stayed here for 3 nights in the beginning og July. It was a very cozy B&B and the hosts were very nice and friendly. We had the "camelot" room which was a kind of medieval english theme. The room wasnt very big, but it had all you need. It was quite windy the days we were there, so we... More

Having made my decision to visit last minute, I was pleased to fiind a great hotel, close to the centre for a good price. Everything about my stay went smoothly and having the option to get 24 parking permits made the trip mich easier. Breakfast was very tasty and the room was comfortable and clean.

Very clean rooms and you can tell the B&B is well cared for. We stayed in the family room on the top floor and beds very comfy. Close to the beach, pier & town,... More

Delightful welcome and help with case to this special room.Friendly introduction to all the facilities, use of toilet on lower floor and of dvd's on loan and freedom to use flowered back garden etc.. They went out of their way too in helping us to locate the type of venues (Gay bars and clubs in our case) we could visit... More

Me and my partner stayed in the Titanic room for 3 nights so we qualified for the room service and fresh flowers. The room was immaculate and ken and phil were both lovely and helpful, espically when we asked where the best places for a night out was. Breakfast was yummy! Everything was just perfect for our anniversary and will... More

Stayed here for a couple of nights whilst in Brighton on business. As others have said, very friendly hosts and very quiet and comfortable. Room was a little smaller than I expected but wasn't a problem for me. I also wasn't able to take breakfast as the service window (8:15am - 9am) was too late for me - but was... More

Thank you for your average review. We really don’t know what you expected when you had a double room for single occupancy with the area clearly shown on LateRooms at the time of booking! Unfortunately we are not able to provide dining room breakfast over an hour earlier than normal for just one guest. We were full during that week... More

My wife and I booked 4 rooms for a couple of nights for 7 of us. Ken was really accomodating when I called to book as one Friend was only staying for one night. Nothing was a problem, Ken even arranged for a bucket of ice and glasses on the terrace when we had pre-dinner Pimms! Ken and Phill are... More
