Excellent location in vibrant Kemptown but tucked down one of the quieter streets. Close to beach. Extremely friendly staff who went out of their way to greet and help visitors. Complementary wine, water, biscuits etc. are a nice touch. Vegetarian options at breakfast (including the yoghurt), which was plentiful. Pleasant spacious room. Very clean. I can honestly say that this is the best B&B I have stayed in whilst in Brighton. The owner Chris and all of his staff are warm, friendly and helpful.
