The good Breakfast, which is in the cafe down the road, was very nice. On the day of checkout we were allowed to leave our bags and pick them up a few hours later. The not good Firstly was the noise. Noise travelled through the walls and ceiling. I was woken up both mornings (around 7-7.30am)by noise, which was not... More

We came to Brighton from the States, by way of London with the purpose of visiting family for a mid-week 2 night stay. Lini greeted us warmly and patiently helped us sort out our tricky American payment card. We were pleasantly surprised by how close to the sea the Beach Pad was. I felt the pictures may not do justice... More

Treated myself and my partner to a short (5 night) break in Brighton at the Beach Pad for my 30th. Great staff and a very nice little B&B, assistant Manager Lini (who seemed to do everything on her own) was very welcoming, friendly and helpful. Our room was on the top floor, with steep stairs, and smallish but fine for... More

The Beach Pad is in a desirable location, close the the pier and a short walk to the town. Although the housekeeper was friendly and room appeared satisfactory on first glance. On closer inspection the lamp was broken, the curtain was dirty from what looked like spilt drink. The shower was broken meaning it fell out of the wall holder... More

My partner and I stayed at The Beach Pad for three nights the during Brighton Pride weekend. We thoroughly enjoyed staying here and will be returning next year! We found the hotel's assistant manager, Lini, extremely helpful and friendly. We checked in at a time which was later than the original estimated time and were greeted by Lini. The parking... More

Close to the attractions, and a comfortable stay. The room was filthy however, full of thick dust. Parking is a major problem; narrow street parking and costs £10 a day. Very noisy. I can't express enough how dusty this place was, allergy sufferers beware.

Close to the on goings which is good for us. On arrival one of the owners greeted us but seemed In a rush not to hang around, didn't even show us to the room. The decor is nice, Im unhappy to say the room was grubby, it was thick with dust every wall was marked and the blinds and bed... More

Dear guests, can I first thank you for taking the time to review our place. Please be assured we take any guests comments seriously. I was concerned that you found my behaviour rushed as I felt that I was not rushing but simply attempting to avoid you receiving a parking ticket, which, may have been instant as your car was... I booked The Beach Pad through laterooms.com which was very very straightforward as you'd expect. As I'd never stayed there before I telephoned the mobile number displayed on a google search to find out a few extra details, ie early check in and parking. I spoke to a very pleasant and very helpful gentleman who answered my questions perfectly! The... More

Stayed for two nights, three girlies in one room, a bit tight but not a problem, a good local base, clean, friendly reception, and wonderful breakfast in the cafe just along from hotel. Slightly noisy at night, but can't expect much else when you are in central Brighton. Would recommend for a nights stay, at a very reasonable price.

Located right next to the beach the location is good however at the "tacky" end of Brighton. Room was lovely, clean and modern. Not huge but comfortable. Great breakfast at local cafe in the morning just around corner. Only thing was at night it was very noisy some sort of party or bar or club nearby I'm not sure but... More
