We stayed here for 2 nights whilst on a weekend away in Exeter. Our room had everything we needed including tea, coffee and a comfy bed. The décor is dated as others have said. Stayed here for one night to do some Christmas shopping. Location was brilliant and the owners very friendly but for £120 we expected a lot better. My wife and I stayed for two nights at The Edwardian, this was a great location for us as we were visiting our granddaughter,a university student who lives two doors away. Booked single overnight and was given double bedroom. This, the breakfast and owner friendliness was nicest part. The Edwardian is very dated and due to the extremely worn carpets, horrid tacky decor etc it felt unclean. I just spent 2 days in Exeter visiting a friend with a last minute booking. Apparently there was an issue with the booking of my room but when i arrived they had sorted a room and were very welcoming. This Bed & Breakfast is ideally situated for City centre - just a short walk away. The bedroom was spacious and all very clean. Ensuite was also spotless. Plenty of choice for breakfast and well presented. Mike and Jackie very friendly and welcoming hosts.

Just stayed 3 nights with my wife at The Edwardian, Exeter. Couldn't have been better. Great little en suite room. Bit noisy, as on a main road but no problem.
