If you need clean, comfortable accommodation in the centre of Exeter at a reasonable price, this place ticks the boxes. We had a small, but well designed room with a kingsize comfortable bed, plenty of storage and hanging space, adequate supply of toiletries and teas/coffees, plenty of information, a garden to sit out in and very good breakfast. The layout... More

If you need a bed and don't mind room size, location, Exhaust noise.......then this is the place for you. Typical english house with super narrow & steep stairs All services for the hotel are across the road, so its more of a guest house with no reception or staff .Friendly staff at the main House though !

Though for the price, probably to be expected. The staff always seemed to be quite disinterested, and I had to check in across the road requiring a schlep of luggage across the block. They were quite helpful in arranging appropriate parking however, as a multi-night stay. The room itself was reasonable, though not the last word in cleanliness and not... More

Small, very clean and quiet hotel, just few minutes from the city center. Check-in and breakfast were in Georgian Lodge, just across the street. I enjoyed continental breakfast. Staff was friendly and helpful.

Having read previous reviews on Trip Advisor I knew that check-in was at the Georgian Lodge so I went straight there. It's only a few metres from Number Twelve so didn't think it was a big deal having to go across there for breakfast. I was given the key to room 22 on the fourth floor. After I had carried... More

Nice hotel room, comfy bed, clean bathroom and towels. 5 minutes walk from city centre, 5 minutes walk from Uni. A bit expensive though, but might be because of the location. Good English breakfast, won't recommend the continental one... We went there with my partner, it was quite nice. Nice restaurants around as well. Free wifi. Nice stay all together

Great location (3 min from train station and within walking distance to city centre), tea and coffee supplies and complimentary toiletries, big and quiet room (booked a single ans was given a double for the same price), excelent internet connection, good breakfast (continental and english). Had to check-in in a nearby hotel (not in Number Twelve) and also had to... More

Clean, well maintained en suite room with tea and coffee making provided. Second floor room at the back so really quiet but with a view over very untidy back gardens and sheds. Nice shower and toilet and lots of room with seating and small wardobe facilities in my single room. was offered parking in the square so they are obviously... More

I needed a single room for one night. I wanted to have convenient parking overnight and be near the centre of Exeter. That is just what No 12 provided. I had checked on Trip Advisor so knew to check in at the sister hotel. Provided with free parking in the council run car park in the square overnight and breakfast... More
