Second time we have stayed at the primrose & we will return. The location is perfect for us,the view is one of our all time favourites. Porthminster Beach is a few steps away so is the fabulous Cafe. Stayed here for one night and found it to be a lovely little boutique hotel. The modern decor was lovely, everything was very clean and fresh. We love St Ives and stayed here for 2 nights. We travelled down by train and this hotel is ideally placed because it is a few yards from the station (we didn't hear the trains though). My boyfriend and I stayed here for three nights, and we were not disappointed. The room was immaculate and nicely furnished, and the bathroom was immaculate also. The shower was fantastic! A well kept little hotel, friendly helpful staff with a very good breakfast. Exceptionally clean it made for a lovely break for my wife's birthday. I hope to visit again soon. Bar prices are in keeping with the local pubs etc, and the staff will also advise on other places to dine- which makes a refreshing change

Stopped here for 1 night for business, first of all if you drive a van don't book this, we have a transit van and its a very tight road, and you can't get under the bridge!! What a fantastic hotel...ok, the road leading down to it is a little daunting when you first arrive, but that just added to the character of the hotel for us, and if you want a bigger challenge, the one way road leading into St. Ives town centre is just as tricky to negotiate. Well located above the Porthminster Beach this hotel is comfortable, clean and focuses on providing home-made, organic and locally sourced food for its quality breakfast. It would have justified the fifth star except that for a hotel clearly flagging itself as non-smoking it was surprising to find staff who reeked of cigarette smoke as they moved from room to room.

Hotel indicated room was small and it was but well kept and had a magnificent view over St Ives. Nicely cooked breakfast. Friendly staff. Quirky narrow road down cliff side to entrance but OK as long as no one coming other way. Wifi a bit intermittent with signal.

Very nice boutique style hotel. Staff very helpful, and attentive. Spotlessly clean. Great location for walking into town, the beach, and railway station. Breakfast beautifully cooked and presented. Will definitely be returning, but will book a room with balcony and sea view next time!
