PROS - Good clean economical choice. Fabulous ocean views to watch the whales. Streaming services on TV. Nice staff. Continental breakfast included with optional paid choices. A/C. King bed with ok pillows. Can order in house meals but never were told about it. (learned from another guest). Pool was nice with large deck area CONS- room 304 has door locking issues. No elevator so pack light. Small tv with blown speakers. Sheets pop off bed. Occasional sewer smell comes thru sink. Up on a hill so walking to the beach or restaurants takes work. All noises heard. Room on ground level by pool occupied by occupants with 2 dogs who poop occasionally around the pool and the area smells of puppy pee. ;(

This hotel is absolutely fantastic. It is exceptionally clean with well appointed rooms. The property is lovely and the views are 180 degrees of ocean. Breakfast by the pool is lovely. The staff are all very helpful. I will absolutely be staying here on my future trips to San José del Cabo. Best pizza for delivery is Corleone’s. It was delicious!

My husband and I stayed here overnight after arrival at the SJD airport. It is a small, clean, bed and breakfast type accommodation in a quiet neighborhood. The owner, Armando, was on site and very welcoming! Our room was clean and comfortable. Fresh fruit and light breakfast served poolside with an unhurried, noon checkout. Plenty of time to enjoy the expansive hillside view of the Sea of Cortez/Pacific Ocean! Please give it a try!

Loved the location, views. A/C was so quiet, Wi-Fi in room was strong, having a small shaded patio was lovely. Bed was comfy, towels were fluffy. Having a small fridge and microwave was very handy. On-site parking was good. Would have liked bottled water in room for teeth brushing and a drinking glass. Breakfast was literally as described, a bun and fruit and coffee. We knew that, so had other food in our fridge. Didn’t try pool but it looked clean. Maintenance staff always out and about working and very nice. Room was ok, clean, plain, no real personality.

I made 2 reservations on Expedia and the terms stated that if I cancelled before 6pm the day before, I incurred $0. I got the cancellation confirmation from Expedia that my reservation was cancelled and I would be charged $0. Instead, MariaMar charged me the first night for both reservations! It's been impossible to get a refund. I will have to escalate it to filing a FRAUD charge with Visa since Expedia won’t remedy it either. Shame on you.

I was on a solo trip to San Jose Del Cabo and had to move from my original location due to traffic noise. I found MariaMar on line and it was a perfect fit. Manuel and Maria were great hosts and made me feel at home. Staff were delightful...thank you Carlos for being so helpful. Many days I had the pool area to myself and, as mentioned by others, the view is amazing. Loved the fresh fruit and access to the community kitchen. It is a bit off the beaten track and a car/Uber/taxi is a must if you want to explore or check out local restaurants. The place is showing a little wear but updates are underway and it's super clean and quiet. I'll be back. Thank you for a wonderful 10 day stay. Christine

Perhaps the hotel was a get-what-you-paid-for situation, we paid about $1750 MXN pesos a night and it wasn’t the cheapest hotel by any means. I am going to make a list of improvements that the Owners/Operators could make to their Facility: 1. Since there is no potable water, they should provide sufficient bottled water for their guests, at present they sell guests tiny water bottles at about 5 times the price charged downtown 2. Redo signage at the entrance road and on the road leading to the facility so taxi drivers can easily find it, tour operators could not find us and we lost tour opportunities we paid for 3. Remove decaying vegetation from the pool bottom and suggest they could invest in a solar panel to heat it, it’s small and wouldn’t take much to bump the temperature to an enjoyable level 4. Get room locks that work (firstly) and that the maid can open so the room does not need to stand open waiting for her, or does not get cleaned (our room was cleaned once in 5 days). 5. Revisit the cleaning protocols with the Maid…….so that a used bandaid isn’t found by the next guest 6. Refinish the room so that puffy concrete efflorescence wasn’t so obvious, paint is required to freshen the room we were in 7. Provide more comfortable chairs in the rooms…ice cream chairs are fine for eating, but not for lounging 8. Redo the bathroom countertop (had stains and rings of glasses and bottles) 9. Paint the block of wood holding the hand towel hook 10. Get a room safe that works and is not nearly already detached from its shelf 11. Provide more than 1 bath towel per guest and 1 hand towel per 2 guests 12. Replace aging and stained towels 13. Provide more than 1 roll of toilet paper so the guest doesn’t have to ask the front desk for the second roll (especially as the Maid could not enter the room because of faulty locks) 14. Provide beach towels immediately upon checkin so the guest doesn’t have to request them 15. Groom the dogs so they appear clean and well kempt 16. Change up the fruits offered each morning for breakfast and/or ask the guests which fruits they enjoyed, and avoid offering yesterday’s leftover cut bananas, they were just mush 17. Have a kettle in the communal kitchen to boil water and offer tea and decaf coffee as beverages for breakfast 18. At checkin, explain the outdoor kitchen facilities that the guests are welcome to use and how to operate. Also provide the code for the entrance gate, in case guests return after the office is closed 19. Offer a service to take guests (chairs and umbrellas) to the beach and back (even by ATV or Dune Buggy), the shoulder of the road at the exit driveway is just too dangerous to walk

Simple hotel where main advantage is beautiful view. Room was small with terrace. Problem is, that on ground floor this terrace is shared with other rooms and this can be problem with noise. I am sure, that rooms on other floors can be better choice..Breakfast is just only fruits, coffee and sweets - but for sunny Mexico a right choice- Problem for some more on-line guests can be poor wifi... Car is mandatory (for many of guests - steep slope...

We stayed here for three nights and had a okay stay, but I'm not going to come back; here is why. Place is picturesque on outside as photos show, rooms are clean and well kept but still there are icky issues, especially if you paid surge pricing like we did on holiday weekend. All in all I would skip this place next time if I were to visit San Jose del Cabo. Pluses: 1. Views on deck 2. Croissant and coffee with fresh fruits served by workers in morning by poolside is good 3. They have parking if you get a car - highly recommended for this place 4. American speeds WiFi - this is good However there are a few surprises: 1. There is no phone lines in your room nor intercom from entryway 2. There is no hotel management really after 4pm and place is uphill tucked away in a corner so access becomes a problem - you have to have a flashlight to walk in evening since there are no streetlights in this part of San Jose Del Cabo. 3. The management lives on top floor and when our scheduled pizza guy did not go through and call us as promised and hit the buzzer the owner came rushing downstairs and basically yelled at us. - Poof! I don't pay twice your room rate to be yelled at for a 7pm pizza delivery that ended up not sticking to agreement - We are both courteous travelers (Air BnB profile will show) and have never had such an oddball experience 3. there is no infinity pool as the photo might lead you to believe / suggest - just a bigger deck. 4. TV in room is all En Espanol only. Not much use if you're not a native speaker, you'll have to come back to the US for close-captioned telenovelas. 5. Toilets have some idiosyncrasy with septic system I've never seen before - can't throw toilet paper in there. Our shower area door did not close flush to wall causing dribbling leaks. 6. Lack of hot-water; see there was a heater unit in the room but it never worked, so we ended up with lukewarm showers.

I stayed at Mariamar from November 27-December 4, 2017. It is located at the entrance to the San Jose Del Cabo area kust off the main thoroughfare but far enough away from most traffic noise. Mariamar is located on a hillside and the view is really incredible. I saw the beautiful sunrise every morning. If you are looking for a (not all inclusive) relaxing getaway, this is it. You must like small dogs because there are four on site and they are extremely friendly. It's a 5-7 minute walk down the hill to a little convenience store just on your left. If you turn right and walk past the bridge you will find an amazing restaurant right next to Tipsy Bar. Breakfasts are really spectacular and the coffee is excellent. Go under the bridge and you will find another convenience store. Just a few steps further is Zippers Bar & Grill. I had a couple of awesome lunches there. I never took a taxi the entire time I visited this are. The managers (for a nominal fee) picked me up at the airport and dropped me off as I was leaving. I walked all the way downtown (1/2 hr to 40 min) past the mega resorts and shopping malls. The manager and I cycled (he has awesome mountain bikes) up a sandy road into the hills, he's in amazing condition and loves the company. I also accompanied him while he was running errands one afternoon. It was a great way to see San Jose Del Cabo. There is a small outdoor gym area at Mariamar, an outdoor kitchen, a pool with a large shallow area for children, brand new reclining chairs for sun bathing, a washroom close by. My room (104) was small, came with a mini fridge and microwave and has such a great view of the ocean. For those who don't like to walk, you may want to rent a car. I love walking so getting around was no problem. The rooms are air conditioned and have a ceiling fan I didn't need to use the air cond., ceiling fan kept it cool. I thoroughly enjoyed me last minute getaway and came back home totally refreshed!
