This hotel has a true Mexican feeling and feels like home. Very simple and laid back, with a great garden and a reading room called Diego Rivera, with lots of old pictures of Mexican artists. We stayed in cabana 16, which was spacious and had a very clean bathroom and hot water. The sheets are very clean, and it has... More

perfect for come down after a long flight to cancun - less than an hour from airport, unspectacular, inexpensive, clean, close to 'playa norte', THE most beautiful beach of the island, walking easily accessible from the port, as well as in the inner city, breakfast nearby OK (coffee, juice and 2 toasts with butter and kam)

Another stay at Villa Kiin and wasn't disappointed. Room includes the basics , full size bed, ac, hot shower and a frig. For us that's all that's required! It's not fancy or modern it's just basic and simple. Location here is the crowning jewel! Steps out of your room is beautiful Playa Norte. Just wish Mia across the way didn't... More

so when you first get here, it's a small open tiled floor reception area with check in desk. It is also the only area to get reception for Wifi after you get access code from clerk. I found the oldest woman very nice along with the very young one but the middle woman was a bit "curt" unless it was... More

Internet is available only in the office. Included breakfast of toast and coffee is a block away. The air conditioner was so loud we couldn't sleep and had to turn it off. The only way to get a breeze was to leave the room door open and even then, breeze was hard to catch I woke up covered in little bugs.... More

We spent 4 nights at Villa Kiin. The room was very good, clean, king size bed, continental breakfast at the nearest restaurant . The hotel is nice and compares to the price it's worth the stay. The only disadvantage is that there is no WiFi at the rooms and also no cellular signal. The only WiFi zone is at the... More

The hotel is right next to the most beautiful beach, it has a beautiful garden with lots of hammocks and from our room (the standard room, 1st floor), we had a beautiful view to the turquoise water. Rooms and service however, are rather simple, which wasn't surprising given the reasonable price. We got the feeling that the water from the... More

My husband and I picked Villa Kiin because it was right across the street from where our friends got married. We were looking for a clean place to stay with a king size bed and AC that was quiet. Villa Kiin is that and a short walk to the one of the best beaches in the world. It is very... More

We have always stayed at Avalon but since the recent change to Mia and it becoming AI, we were on a hunt for a new place to stay. We were meeting friends who also always stayed at Avalon and they suggested Villa Kiin, which is just across the bridge from Avalon. What a perfect place!! Same gorgeous location! The rooms... More

My husband and I stayed at Villa Kiin four nights and enjoyed it. The hotel is in a great location within walking distance to everything we needed and right on the beach. The hammock garden provided a welcomed respite from the sun and heat of Isla. The beach out front gets quite crowded so we stayed there in the morning,... More
