The hotel was good for the money. The hotel is expanding and building additional rooms and upon checking in, we were immediately told about the construction and asked if we wanted to move to a sister hotel because they were scheduled to work from 7am until 8pm. Very good location for a price of 820 pesos.No WiFi in room and quite bad reception also in lobby.Breakfast in very nice place right on the beach with great view and strong WiFi included.No beach towels in room.Your credit card details are taken for deposit of remote control kinda wired.If you are on a budget would definitely recommend it!

This hotel has a true Mexican feeling and feels like home. Very simple and laid back, with a great garden and a reading room called Diego Rivera, with lots of old pictures of Mexican artists. perfect for come down after a long flight to cancun - less than an hour from airport, unspectacular, inexpensive, clean, close to 'playa norte', THE most beautiful beach of the island, walking easily accessible from the port, as well as in the inner city, breakfast nearby OK (coffee, juice and 2 toasts with butter and kam)

Another stay at Villa Kiin and wasn't disappointed. Room includes the basics , full size bed, ac, hot shower and a frig. For us that's all that's required! so when you first get here, it's a small open tiled floor reception area with check in desk. It is also the only area to get reception for Wifi after you get access code from clerk. Internet is available only in the office. Included breakfast of toast and coffee is a block away.The air conditioner was so loud we couldn't sleep and had to turn it off. The only way to get a breeze was to leave the room door open and even then, breeze was hard to catch I woke up covered in little bugs.... More

We spent 4 nights at Villa Kiin. The room was very good, clean, king size bed, continental breakfast at the nearest restaurant . The hotel is nice and compares to the price it's worth the stay.
