Stayed a night as convenient for the exhibition centre. Room (converted garage?) had very little space to walk around bed and walls thin so we could hear the adjacent couple. I have to agree with some of the reviews below. This B&B has great potential - and has some good touches. However, I would say that the needs of the guests should have more focus for a more relaxing and enjoyable stay.

This B&B has (somehow !) managed to get itself rated on Booking.com as 'Fabulous' - and we're scratching our heads in disbelief wondering just what others have experienced to make them rave about this rather strange guest house. Overall a good stay but beware your window for having breakfast is 08:00 - 08:30. Thats right you get half an hour. Never have I seen this. Great destination for visiting the NEC. The owners offer a free shuttle service to and from the complex which means you don't have to worry about parking. This is probably the strangest place I have every stayed. The entrance is through a locked gate with a warning about dogs. Past the bins and other junk to the garden. Stayed here for 1 night whilst visiting an exhibition at the NEC. Not easy to find when it's dark as Church Lane has few street lamps and the sign on the gatepost is very small (could do with higher visibility lamped sign).
