Hobbiton was just like in the film (minus the hobbits). While the hobbit holes are facades the attention to detail around the area is amazing and they're not sitting on their laurels, but are improving things all the time. The movie set was everything it's hyped up to be. Make sure you were runners because there is some uneven ground as you walk through. They are quite strict on what u can and can't do because the tour company/ farm owner dont actually own any of the set. Had a great time.

Beautiful drive from Rotorua to Hobbiton, unfortunately not very well signed until the last 10 min or so out of the hour and a bit journey... but easy to find with phone gps (Navman was useless!)
